Fees

This page provides a general overview of fees that may apply to property owners, residents, builders, and other interested parties within the Saddler Ridge Metropolitan District. Fees are adopted by the District’s Board of Directors and may change from time to time by resolution.

One-Time Fees Due at Purchase of Lot 

Development fees are imposed on property within the District to help fund public infrastructure and improvements. These fees are one-time fees and are typically due at closing of the sale of a platted lot or parcel, unless otherwise provided by agreement.

Residential Properties

  • Single-Family Residence: $5,000 per unit
  • Townhome, Condominium, or Paired Home: $5,000 per unit

Commercial Properties

  • Commercial Property: $0.60 per square foot of real property

Until paid, development fees constitute a lien against the property as provided by Colorado law.

Ongoing and Other District Fees 

In addition to development fees, the District imposes ongoing fees pursuant to its adopted Fee Schedule. Current residential fees include:

  • Residential Operations Fee: $100.00 per month
  • Residential Sewer Service Fee: $74.00 per month

These fees are billed on an ongoing basis and are separate from and in addition to one-time development fees.

Complete District Fee Schedule 

The District’s complete list of adopted fees and corresponding dollar amounts is set forth in Exhibit A to the most recent Fee Resolution.

Exhibit A includes all applicable fees with prices, which may apply depending on property type, use, and the nature of the transaction, including but not limited to:

  • Operations fees (residential, commercial, and vacant lots)
  • Sewer service fees
  • Plant investment fees
  • Sewer tap fees
  • Status letter fees
  • Transfer and administrative fees
  • System disconnection or reconnection fees, when applicable

These fees are separate from and in addition to one-time fees due at purchase of lot.

Payment Info & Status Letters 

Saddler Ridge has selected AmCoBi to provide monthly water billing services to its residents.

AmCoBi offers several convenient payment options, as detailed below:

  • Pay Online at pay.AmCoBi.com 
  • Pay by Phone at 1-877-410-0167 x 3
  • Pay by Email or Text by replying to received message from Payment Portal
  • Pay by Check –payable to Spring Valley MD No. 1, PO Box 51280, Colorado Springs CO 80949

AmCoBi’s eBill service allows residents to enroll and receive an e-mail message with a URL link to a copy (PDF) of your fee bill. eBill also stores a history of previous fee bills.

AmCoBi’s ePay service allows you to pay your bill online with a credit card, debit card, or automatic withdrawal from your checking/savings account (ACH). Debit and credit cards have a processing fee of 2.95%, charged by Paymentus, the payment processing provider.

To enroll in eBill or ePay, go to www.AmCoBi.com, select the “Pay Online” link on the home page, and follow the instructions.
